Often deemed as the ‘artistic’ or ‘expressive’ side of the project, design plays an important role throughout the duration. Without design as the foremost aspect of a project, the monotony of replication and “cookie-cutter” tend to take precedent. Innovation stems from design experimentation and from a desire to push beyond standardization towards something unique.


Firstly, we will work collaboratively with you to establish a program that fits your needs, wants, and desires for the project. We are also happy to produce an original design if desired. From the number of bathrooms, bedrooms, service and living spaces, to exterior spaces; a well-thought-out plan is crucial to the function of the project.


Planning involves multiple elements including, but not limited to:

  • Space Planning - Public versus Private - Arrangement of rooms, etc.
  • Existing Conditions - A consideration for an existing building and/or site
  • Environmental impact of the building
  • Code Analysis / Jurisdiction considerations
  • Site Planning - best use of space on or of the sites


A culmination of these elements is cultivated to produce a response suited to the needs of all inhabitants.


The contents within a plan-set for building permit submission may vary depending on the scope of work and location of the project.


The plan-set may include:

  • Site Survey / Boundary Plan
  • Foundation Plan
  • Floor Plan(s)
  • Plan Enlargements
  • Building Elevations
  • Framing Plan(s)
  • Building Section(s)
  • Wall Section(s)


*All work shall be in accordance with Kentucky Building Code(s).


The contents within a ‘full’ plan-set may vary depending on the scope of work and location of the project.


The plan-set may include:

  • Site Survey / Boundary Plan
  • Foundation Plan
  • Floor Plan(s)
  • Plan Enlargements
  • Building Elevations
  • Framing Plan(s)
  • Roof Plan(s)
  • Building Section(s)
  • Wall Section(s)
  • Material / Color Selection Schedules
  • Lighting Plan(s)

All plan-sets will vary depending on the size and scope of the project, and for what purpose it is being produced. Any size dwelling with a square footage range of 400 - 2,000 could take a few weeks or less, as any project that is 2,000+ could be up to a month for production. Every client is unique, as is each project. The demand for design-customization takes time to develop and requires several consultations, even thorough review to ensure that what is designed, is what is desired.


Costs may vary, as every project is as unique as its Owner. Yes, design-customization can be costly, depending on material considerations, yet should never be avoided to ensure you are receiving exactly what it is you are after.


The main goal of Planning Review is to ensure that a project is designed in compliance with building codes. Any issues of non-compliance will be required to be addressed prior to the reception of a building permit. Revisions made prior to the commencement of construction are crucial toward the health, safety, and welfare of the project’s users. While building codes might sometimes seem cumbersome and silly to some, they are in place to protect life, and certainly help to maintain safety in any project development(s).


Depending on the scope of work and type of project, a new-build project, for example, will certainly require a typical architectural drawing set, Mechanical or HVAC drawings, Electrical drawings, Plumbing drawings, Audio Visual drawings, Customization drawings from various professionals, Structural Engineering drawings, and sometimes even Civil Engineering drawings depending on scope and location of the project.
